The old bach wasn’t going suit retirement and permanent living.  The new building had to incorporate a small office and sunroom,

it also had to allow for the family to stay for extended periods.

The east-west narrow site had issues with shading from the neighbours house.

The split level design has a private living area retreat above and a summer living room below for the teenagers.

Being in a flood and coastal hazard zone meant there was a floor level restriction and the the building has to be removable.
